Why do I need to use a REALTOR?

Answer:

You do not have to use a REALTOR to purchase a property that is not "listed". (EXAMPLE: For Sale By Owner) However when properties are "listed" for sale through the Black Hills Multiple Listing Service a licensed South Dakota real estate professional is required in order for you to view, negotiate and purchase those pieces of real estate.

Again, why do I need a REALTOR?

Answer:

The reality is that i pay for access to information and lots of it! I also pay for to be able to show every home that is listed in the Multiple Listing Service. This information allows me to provide you with advice that may save you thousands of dollars in typically one of three ways. 1) You will know what others have paid for similar properties so you can evaluate the price that a seller offers. 2) You will have someone watching the market with you in regards to interest rates and special offers. 3) You gain access to similar properties to evaluate the condition and features of a property in comparison to other homes being marketed at the same time. All of these items and more will provide you with savings!
